While the process of building your custom home is exciting and fulfilling, we also know it can be overwhelming. This guide takes you step-by-step through the process of building your dream home in Crystal Cove.

Irvine Company Community Development (ICCD) creates communities where homeowners’ needs and aspirations are met. Just as an architect and landscape planner must envision what a custom home and property will look like years from now, we guide development of the entire community, with a focus on growth in both appeal and value with each completed home.

Step 1: The Land

The first step in building your custom home is taking the time to find the right homesite within the Crystal Cove community. It is important to take into consideration the ambiance of the neighborhood, proximity to the places you frequent, and the orientation of your property – everything that adds up to the perfect location for your family.

Step 2: An Introduction

A representative from the Architectural Control Committee and a Community Liaison will provide you with an overview of approved architectural styles for the community and the timing for submittals, as well as the Design Guidelines. Throughout this step as well as the entire homebuilding process an Irvine Company Community Liaison will also be available to you.

WHY DO WE NEED DESIGN GUIDELINES?

Thoughtful planning combined with carefully crafted design principles and guidelines are the cornerstones of all great communities. Our guidelines help ensure the integrity of the community as a whole as it grows and matures – protecting your investment and helping you avoid common problems associated with custom home construction.

YOUR COMMUNITY LIAISON

ICCD will introduce you to a Community Liaison who will help guide you through the entire process of building your custom home. The Community Liaison will be available to offer support and answer any questions along the way.

Step 3: Select Your Architect

After selecting your site the next step is choosing an architect. Your selected, licensed architect will turn your dreams into your dream home.

Your ideal architect will have a mix of a personal connection, a complementary aesthetic eye and, more practically, experience. It may take between six and eight weeks to decide who your architect will be. Steps to take when selecting an architect include:

  • Interview three to five architects, asking for proposals from at least three.
  • Find an architect with a practice dedicated to designing traditional custom homes within customary guidelines.
  • Be sure to provide your architect with the Design Guidelines and look for one who is comfortable designing in those styles.
  • Make sure the architect understands and embraces your personal vision and style for your custom home.
  • Trust their skill and intuition in guiding your vision to fruition during the design process.

Step 4: Assemble Your Design Team

It takes a team of consultants to design your custom home. In addition to your architect, you’ll need a primary team of professionals and a secondary list of consultants as the project progresses.

YOUR PRIMARY TEAM

Beginning with the initial stages of custom home design, you and your architect will select a design team. Selection could take six to eight weeks and your team will consist of: Landscape Architect, Soils Engineer, Civil Engineer, Structural Engineer, Structural Testing and Inspection Consultant.

YOUR SECONDARY TEAM

As your home progresses, you might need the services of other consultants. You and your architect will carefully put together a team that might include: Interior Designer, Lighting Specialist, Roofing Expert, Waterproofing Consultant, Mechanical Engineer, Communication Consultant, Information Technology Specialist, and Security Consultant.

Step 5: Initial Design Workshop

After you’ve selected your design team there will be approximately two to three workshop meetings involving your architect and selected members of the team.

THE PURPOSE OF OUR WORKSHOPS

Workshops help homeowners, architects and the design team thoroughly understand the design review process. They also begin the process of approving initial design elements. You can choose to have your architect attend these meetings on your behalf or remain involved throughout the process. Topics covered in these workshops include:

  • Review of conceptual designs
  • Review of site usage plans

Step 6: Primary Design

Each community on the Irvine Ranch® has specific architectural styles selected to complement and maintain the surrounding environment and maintain continuity within the community. The Architectural Control Committee will provide you and your architect with comprehensive architectural information. It is important that your architect research these styles completely to ensure that he or she is creating an authentic design.

INITIAL CONCEPT REVIEW

The Preliminary Design phase includes review of such items as: Elevations, Building Height, Window Styles, Building Materials, Colors, Exterior Details, Landscaping, and Site Design.

REVIEW ELEMENTS

While the Architectural Control Committee wants your property to incorporate your individual taste, your home must also conform to certain standards. For Example:

  • Landscaping guidelines specify vegetation that is selected for both aesthetic and environmental reasons.
  • Hardscape such as walls and fences are considered part of the landscape and should be designed to blend harmoniously with the neighborhood and natural surroundings.

Following the completion of the design workshops, it will take your design team approximately one month to prepare drawings for Submittal Number One.

Step 7: Submittal Stages

Each stage of custom design and construction requires the submittal and approval of designs, plans, and drawings. Your architect and design team should coordinate with the Architectural Control Committee to ensure these submittals are made in a timely manner.

THE BASIC STAGES

  • Submittal #1: Design Development
  • Submittal #2: Final Working Drawings
  • Submittal #3: Corrected Final Working Drawings
  • Review Submittal #4: Foundation Staking Review
  • Review Submittal #5: Framed Ridgeline Review

GOALS OF REVIEW

  • Ensure that everything from conceptual designs to final construction documents continue to accurately reflect what you had in mind, and what the Architectural Control Committee approved.
  • Provide your contractor with a complete set of plans to eliminate a great deal of decision-making in the field.

Step 8: Select a Contractor

About midway through the review process, your design team will help you select a building contractor. Interview several construction firms with experience in the area and select a contractor with whom you will feel comfortable working.

FROM PLANS TO YOUR DREAM HOME

The building contractor you select will be responsible for interpreting documents prepared by your architect and design team in order to build the home you envision. Choose carefully, keeping the following in mind:

  • Ask your architect for recommendations.
  • Personally visit homes the contractor has built.
  • Determine whether the contractor builds the style of home you envision.
  • Obtain a list of their recent clients and talk to them.
  • Obtain a bid and building timeline from the contractor you select.

Once your plans are approved by the Architectural Control Committee, your contractor will obtain all necessary permits for grading your property and building your home.

Step 9: Construction

Typically, construction of a custom home in one of ICCD’s custom home communities could take between sixteen months to two years. There are at least two intermediate architectural reviews during construction to ensure that your contractor is building what you, your architect, and the Architectural Review Committee have approved.

PHASES OF CONSTRUCTION

Grading, Foundation, Framing, Roofing, Electrical, Plumbing, Heating & Air, Drywall, Flooring, Painting, Hardscape, Landscape.

There is a final step and it is by far the most important. That’s because it’s the step where you and your family begin to live your ideal lives, in a dream home, in a community that epitomizes California coastal luxury.
